Introduction
Rosemary is on the edge of Shanklin in a quiet semi rural location and offers
two guest bedrooms. Our home is a detached property built on two floors
with good sized gardens to the front and rear. Whilst we aim to meet the
needs of all our guests there some features that might make access difficult
for people with limited mobility. Both our bedrooms are on the first floor and
there are 15 steps up to this floor. Therefore the rooms are not accessible for
wheelchairs and there is no lift. The following information is provided to help
you in deciding if Rosemary is suitable for your
needs but please let us know of any particular requirements that we can help
with.

Pre–arrival
We are happy to provide you with contact details of the ferry operators plus direction to Rosemary; these
can also be found on our website, www.Rosemaryb-b.co.uk. If you are travelling without a car we can
provide details of local train and bus information. The nearest bus stop is literally on the other side of the
road to us, Shanklin railway station and taxi rank is 1 1/3 miles from us. We are happy to make taxi
bookings for you. You can contact us by telephone, email or post. Full information on our facilities including

Arrival & Car Parking
Please let us know your estimated arrival time so that we can be here to greet you. We are always
happy to assist guest with their luggage. We are walker & cyclist friendly and secure cycle storage is
available on pre-request. There is ample car parking on our level gravel car park. Shanklin Old Village
is just under a mile away and the Town Centre is approximately a mile away.

Gardens and Patio area
We have large gardens with flower beds and lawns to the front of the property and mainly lawns and a
patio area to the rear, all these facilities are available to our guests. Access to the front garden is via
the front door and access to the rear garden is via the garden gate to the left of the property.
Main Entrance and Reception
There is a small slope from the car park to the path to the front porch door, there is a door bell
by the front porch, please ring this as the door is always kept locked for security. The threshold
on the front porch door is 10cm high; there are two steps to the front door, both 18cm high with
a hand rail to the left. The front porch door is 85cm wide and our front door is 82 cm wide. The
entrance hall is 190cm wide narrowing to 177cm towards the lounge and the dining room and
100cm at the bottom of the stairs. The staircase is 84cm wide with a fitted carpet and banister
rail to the left hand side. The bottom step is 16cm high and 25cm deep, the other 14 steps are
20cm high. There is a good contrast of colours.
Guest Accommodation – Public Areas
Our Orangery is where breakfast is served and this is on the ground floor. This room is light and
spacious and overlooks the garden with separate tables for each guest room. Breakfast menus
are provided in the Orangery. Menus can be provided in larger print on request and we are happy
to read menus out. The entrance hall and porch is tiled and have rugs. All guest rooms have en-
suite facilities but there is no public WC available.
Access to Guest Bedrooms
Both guest bedrooms are on the first floor accessible by one flight of stairs – 15 steps. The guest
rooms are en-suite and tastefully decorated, the stairs and upstairs landing and rooms are
carpeted with the en-suites having vinyl flooring .The rooms have central heating radiators with
individual thermostat controls and black out blinds. There is a tray of complementary hot and
cold drinks with electric kettle. The rooms have a colour television with Freeview, hairdryer and
either chair or a stool. There is an information package in each room which contains further
details and information about the house, emergency numbers including Doctors, Dentist and
hospital. We provide complementary toiletries together with bath towel, hand towel and face
flannel. There is a fridge on the landing which is available for use by guests.
Bedroom 1
This room has a king sized bed with easy access to both sides. There are two table lamps by the
bedside. There is a dressing table mirror and full length mirror. The en-suite bathroom has a tiled bath
surround with glass shower screen for the shower over the bath with lever top taps and rubber shower
mat. There is a close coupled WC, wash hand basin with lever top taps.
Bedroom 2
This room has a double bed with access to both sides. There are two table lamps by the bedside.
There is a dressing table makeup mirror and large wall mounted mirror. The en-suite shower room
has a tiled cubicle with concertina shower door with rotary shower controls with rubber shower mat.
There Is a close coupled WC, wash hand basin with lever top taps.
Local Restaurants
There is a good choice of eating houses both within the Old Village and the Town Centre. A quick
search on the internet will bring up locations and details of individual restaurants.
Laundry Facilities
We do not offer laundry facilities but we can help with drying wet clothes and there is an iron and
ironing board available on request.
Leisure Facilities
We do not have our own facilities but we are happy to advise on facilities within the area.
Additional Information
There are smoke alarms at the bottom of the stairs and on the first floor landing and there is a fire
extinguisher at the top of the stairs. All guest bedrooms have fire instructions clearly visible.
Rosemary is Non Smoking establishment. We are not able to accept pets accept guide dogs.
Medication can be refrigerated on request. Mobile phone reception is generally good throughout the
house though this does vary by networks.
